Key Take-Aways:

The Average Sales Price increased 10% to $416,260 compared to $379,548 over the same period in 2024.
Homes continue to sell quickly, with a Median of only 7 days on market before going under contract.
The inventory of homes available for sale increased 5%, to an average of 1,071 homes/month, up from 1,018 in 2024.
But with a rate of ~600 homes/month selling, we are still running under a 2-month supply of homes for sale.
According to Mortgage News Daily, interest rates were down .59% to 6.36%.
